Description – David J. Erb & Company was hired to conduct a due diligence study of the proposed acquisition of the Barclay Plaza building at 17th and Larimer.  The building consisted of 110,242 rentable square feet of office space with some ground floor retail.  80,594 rentable square feet was vacant or on month-to-month leases (all mo.-to-mo. leases subsequently vacated) at the time the acquisition was considered.  Mr. Erb recommended a vigorous program of remodeling and repositioning this asset, including a new building name – Larimer Corporate Plaza.  Mr. Erb’s clients closed on the acquisition and placed him in charge of the remodeling, property management and leasing.

Description – The building’s base was given a granite cladding to create a prominence for the retail space.  The building was also provided with a stucco clad cornice to place a strong cap on the structure.  The building’s concrete panels were re-colored to warm it up, the parking structure clad with a stucco wall to downplay its prominence, and a custom designed signage system was added for the retailers.  Inside all elevator lobbies were redecorated, and five spec suites were designed to enhance lease-up to small tenants with short fuses for lease renewals.  Prospective tenants selected from 5 different finish material pallets pre-selected by the interior designer for the building.  This was a way of guaranteeing that good taste would be implemented in the build out of the spaces, which enhanced their marketability upon future re-leasing.

 

Results -  Larimer Corporate Plaza was leased to over 90% within 22 months after its acquisition and resold at substantial profit to its investors.
